It’s a fine Thursday. We spent this morning at a client’s new home inspection. It’s important to know a professional inspector. You’re looking for a reasonable person who understands all the aspects of the home, including pool and spa.
Today went swimmingly; the inspector said the condition of the house was average (which is good). Sometimes the inspector will recommend a specialist to come in. The Home Inspector is like a general practitioner in the medical field. If the doctor finds something wrong; the doctor will recommend a specialist. Luckily we didn’t need a specialist. The buyer generally pays for the inspections.
When we buy a home there are several hurdles to leap. First the appraisal; does it match the offer price? Secondly; there’s the inspection. And lastly the loan; can we fund the loan? That’s why cash is king; it easier to avoid the obstacles. However, it is always smart to inspect the home prior to any purchase.
Now it 2pm; we’re hosting an Open House for a client. It never hurts to open the house and see if there are in any looky-loos in the area. One of them might be the buyer.
